Information for Tenants

Tenants are at the heart of the Stonier Hobbs business and every effort is made to match each individual to the property that will best suit their needs.

Stonier Hobbs know how difficult moving home can be and aims to make the process as straightforward and simple as possible.

These are the general terms that apply to all applications and tenancies;

Reservation Payment.

If you decide to reserve a property, we will ask you for a payment equivalent to one weeks rent. Once received, we will commence referencing. The amount paid will be deducted from the final total when you move. Should you decide to withdraw your application once referencing has started, we reserve the right to retain some or all of this sum to cover any reasonable expenses incurred.

Referencing.

This is usually conducted through an external agency and we will provide details of the process prior to reservation.

Security Deposit.

This is calculated as the equivalent of five weeks rent. The Deposit is lodged with the Deposit Protection Service in their custodial scheme and is held subject to their Terms and Conditions.

Rent.

Rent is paid monthly in advance and the rent day is usually the same as the day you moved.

Pets.

Some of our Landlords will permit pets but this generally only applies to houses, not flats.

Smoking.

All of our properties are non-smoking and this is clearly stated in the tenancy agreement.

Tenancy Agreement.

This will be an Assured Shorthold Tenancy of a term to be agreed. We will not write agreements for less than six months duration.

Payments.

Payments MUST be made electronically direct to our account. Moving payments must be made to us a week in advance of when they are due. We do not accept cash.

Identity Checks.

We will require sight of identity documents such as a passport. If you hold a passport that is not from the UK, we are obliged to conduct further identity checking under the UK Government ‘Right to Rent’ policy.

Contracts.

These are provided for electronic signature, they only become valid once the payment of the security deposit and initial rental payment has been received.

Moving Day.

Keys will be available on the day for collection from our office. We do ask that an appointment be made in advance, moving day will be a working day so Monday – Friday.
