Information for Landlords

All Properties.

We will market your property for let, having prepared floor plans and taken photos, the property will be advertised using relevant media such as Rightmove.

Once a Tenant has been found and a let agreed, we will complete the relevant referencing checks, draw up all tenancy documents and assist the Tenant with their move into the property. We will also protect the deposit in line with Government regulations, using the Deposit Protection Service.

Management

We have two available packages for managed properties:

Rent Collection

We collect the rent from the Tenant and collate any relevant invoices from our contractors. A statement is created, detailing all money collected and all expenses, which is then emailed to the Landlord on a monthly basis.

We pay any invoices from the rent collected and deduct our fee, which is 12% of the monthly rental, plus VAT.

Management Only

Rent is paid directly to the Landlord by the Tenant.

All invoices are emailed by our office to the Landlord as they are submitted by our contractors, for the Landlord to pay directly.

An invoice is sent to the Landlord every six months for the management fee, which is 10% of the monthly rental, plus VAT.

A single administration charge is made at the start of a new tenancy for both options in the sum of £490 (plus VAT).

Placement Properties

We will market your property for let, which includes photographing it, advertising it on Right Move and carrying out viewings.

Once a Tenant has been found and a let agreed, we will complete the relevant referencing checks, draw up all tenancy documents and assist the Tenant with their move into the property.

Once the Tenant is in situ, you will take over the daily management of the property and will also protect the deposit, with the scheme of your choice.

Our fee for this package is the equivalent of one months rent – regardless of the initial tenancy term – plus VAT.

Additional Fees

All properties will be subject to an inventory check before the commencement of a tenancy, which is a cost covered by the Landlord.

Charges vary, depending on the size of the property, so please ask for further information.

If applicable, a Gas Safety Certificate will be obtained before the commencement of a tenancy. A valid Energy Performance Certificate is required plus a valid Electrical Installation Condition Report (EICR).
