£75,000 - £100,000 This is the lowest price range you are likely to see and is in the main made up of apartments, generally studios or one bedroom in format. Don't expect much more than 400sq.ft (37sq.m) and location is likely to be secondary. This is the domain of the private investor and these apartments (and there aren't many!) get snapped up fast. Purpose built blocks tend to be less expensive than Georgian conversions as they have less character but they often have private parking which is a very popular attraction. You may come across a small house but expect to fight for it and have a friendly building contractor on hand. |

£100,000 - £200,000 As the price rises, so does the quality of the home. This is a sector of the market that has seen considerable growth in recent years. The lower range will be occupied by well addressed one bedroomed apartments, spending towards the upper level will secure a two bedroomed equivalent. Again we will have access to a mix of purpose built and converted property with parking still not a guarantee on the latter. These apartments remain popular with investors and second-home buyers with a balanced demand from owner-occupiers. Houses in the centre within this price range are likely to be on the fringes with limited availability. |

£200,000 - £300,000 This price range provides access to the first of the 'blue-chip' apartments in prime locations on the most popular floors of a building, usually ground, first or second levels. Georgian conversions will be very well presented and more contemporary property will be of a similar standard. At the upper section of this range, some central mews houses will be found. These are highly sought after as they often offer small gardens as well as the facility to park and on occasion, a garage. |

£300,000 - £400,000 Perhaps the most sought after price range in Bath. At this level good quality period houses become available within walking distance of the City in districts such as Widcombe, Camden, Bathwick and Lansdown. They will generally be well situated for access to schools and hence have strong appeal for families. Numerous apartments will also be found in the range with quality and location being the key issues. |

£400,000 - £500,000 The choice of houses improves markedly in this band with a selection of styles and periods. In general, it is older properties that command these prices although the City does have a number of quite stunning newer homes that may be found within this range. If you are seeking something quite special, there are usually a number of quite exquisite apartments available, often in excess of 2,000sq.ft (180 sq.m) and created within some of the finest City addresses such as The Royal Crescent, Circus or Great Pulteney Street. |

£500,000 and beyond This where it gets complicated! Town houses in Bath may all look outwardly similar but that is where it ends. They can vary in size from 2,000 sq.ft (18sq.m) to 7,000 sq.ft (63 sq.m), be Grade I or II listed by the conservation authorities, have private mews houses behind and be up to seven floors in total. Accordingly, the variation in price can be considerable and we see examples ranging in price from £550,000 to £1.4m in exceptional circumstances.
